End of lease options

So I've got renters that have been good tenants for two years. Their annual lease is coming due and it's wishy washy time with them to commit. Last year I let two months go by before they finally…Continue

Hi Rod, Welcome to the LLA forum. Among our hundreds of members are many property managers. Ann Wick on this site is one. Some manage a few units, some dozens or hundreds. The LLA dinners-one tonight, one in May, are one good way to network, this…

End of lease options

So I've got renters that have been good tenants for two years. Their annual lease is coming due and it's wishy washy time with them to commit. Last year I let two months go by before they finally signed. Any ideas on how to get a quicker commitment without losing otherwise good tenants?  Thanks- Pat

Airfactz Welcomes Mom and Pop Landlords

Note:  Some screening companies are changing the way they do business.   Most of the changes are exciting and provide excellent opportunities to save money or time.  Unfortunately, these services aren't always aimed at the small property owners.  Those who have 10 or fewer rentals. Airfactz wants to assure you that we provide the same service to a single property owner that we would provide to a management company with thousands of rentals.  Screening companies all have similar components, but…See More

SB 6459 Inspections

AM I missing something. All I get out of what I've seen so far is this bill looks like another vehicle emissions test. In other words we get to pay a fee and later everything is back to the way it was. And, as with vehicles, do we get to pay more fees after a certain length of time has past. The only intelligent thing I heard out of Helen Chenoweth was "watch those local legislators, they'll slap user fees on the people whenever they can". Looks to me like they're about to do it with this too.See More

Hi Deepak, We do have wood and can help with that we figure about 250 to 300 sf a day for installation. the wood does have to acclimate for 5 to 7 days or more for solid wood, 3 to 5 days for engineered wood and 1 day for laminate. the house should…

Deepak, Thanks very much for the response. I thought next week I would try direct contact with a few lenders with the possibility that a 4-plex owner occupied would be relatively easy. If no luck, I'll use a broken to try and get this…

BANK FINANCING

I'm interested in hearing from anyone more creative or connected than me ( apparently everyone) who can give me some advice in finding multi-family financing in this present market.  I wanted to build a 9 unit and soon found that it was out of the question.  I was not offered a term loan by anyone willing to also do the construction financing.  I have now rewritten the package and am planning to reapply and build a 4-plex.  In any normal market that should be relatively simple, particularly…See More
